What buyers notice in a loft
Buyers touring a loft in RiNo usually come in from the street, so their noses are fresh. The open plan means there is no closed door to hide the smell behind; whatever is in the air hits them in the first few seconds. They also tend to look up at the ceiling and run a hand along brick, which is exactly where residue lives in a loft.
The upside is that the materials buyers love can be cleaned, and good results are realistic when there is enough time. The main mistake sellers make is waiting until a week before listing, painting over everything, and hoping fresh paint and an air freshener carry the showings. Exposed brick and timber are usually not painted, so paint cannot cover them, and synthetic scent makes buyers suspicious.
Disclosure is a separate question. Colorado's standard seller disclosure form and your listing agent or attorney can tell you what must be disclosed about odors or past conditions. Do not rely on cleaning to answer that question.
Working back from the list date
- Eight to ten weeks out
- Stop smoking indoors entirely. Have the space assessed and ask for a written scope that covers brick, ceilings, ducts and soft goods.
- Six to eight weeks out
- Decide what furniture and rugs will stay for staging. Remove or replace heavily affected soft goods so they do not re-scent cleaned surfaces.
- Four to six weeks out
- Deep cleaning of ceilings, beams, brick, windows and floors, top to bottom. HVAC filters changed and the duct system addressed.
- Three to four weeks out
- Whole-space treatment if needed. Then a smell test after the unit has been closed for a warm day.
- Two weeks out
- Painting of any drywall that needs odor-blocking primer. Touch-ups and staging.
- Listing week
- Fresh filters again, windows open before showings if weather allows, no candles or sprays.
Early decisions that affect the timeline
- IfYou plan to keep living there while it is listedThenYou must stop smoking indoors and accept that soft goods in daily use will need extra attention.
- IfThe brick holds odor after cleaningThenConsider a breathable sealer on the worst sections, and check whether the association has any rules on finishes.
- IfThe furniture is staying for stagingThenHave upholstery cleaned or swapped for pieces that were never in the space.
- IfAn inspection has already been scheduledThenDo not run any whole-space treatment within a day or two of buyer visits; leave time for the space to air out.
